- Any individual who visits this website or books a service with Bumi Paip, whether as a homeowner, tenant, or representative of a property.
- "We", "Us", or "Our"
- Bumi Paip, a plumbing service provider operating in Kuala Lumpur, Malaysia.
- "Agreement"
- These Terms and Conditions, together with any booking confirmation or service acknowledgement exchanged between you and us.

- All text, images, pricing information, service descriptions, and materials published on this website.
Acceptance of Terms
By browsing this website or submitting a service request, you acknowledge that you have read these Terms and Conditions and agree to be bound by them.
- You must be at least 18 years of age to book a service or enter into an agreement with us.
- If you are booking on behalf of another person or a household, you confirm that you have authority to do so.
- Continued use of this website after any update to these Terms constitutes your acceptance of the revised Terms.
Service Description
Bumi Paip provides residential plumbing services within the Kuala Lumpur area. Our current service offerings include:
- Combined Tap and Drain Visit — kitchen and bathroom tap servicing with routine drain check.
- Washing Machine Connection Service — hose inspection, replacement, and controlled cycle test.
- Whole-Apartment Plumbing Inspection — full wet-area walkthrough with written condition summary.
Service availability is subject to our technician schedule and geographic reach. We reserve the right to decline a booking if a property falls outside our current service area or if the scope of work is beyond the listed service.
User Responsibilities
To allow our technicians to carry out work safely and effectively, you agree to the following:
4.1 Access and Preparation
- Provide clear access to all areas where work is to be performed.
- Clear items stored under sinks or near washing machine connections before our technician arrives.
- Ensure a responsible adult is present at the property throughout the visit.
4.2 Accurate Information
- Provide accurate contact details and property information when booking.
- Disclose any known issues, unusual pipe configurations, or prior damage that may affect the work.
4.3 Prohibited Conduct
You must not use this website or our services to:
- Submit false, misleading, or fraudulent booking requests.
- Harass, threaten, or mistreat any Bumi Paip staff member.
- Attempt to circumvent our pricing or booking processes.
- Use the site in any way that could harm its security or functionality.
Intellectual Property
All content on this website — including text, service descriptions, layout, and any associated branding — belongs to Bumi Paip or its licensors. Nothing on this site transfers ownership of any intellectual property to you.
You are granted a limited, non-exclusive, non-transferable licence to browse and use this website for the personal purpose of obtaining information about, or booking, our plumbing services.
You may not copy, reproduce, distribute, or commercially use any part of this site's content without our prior written consent.
Payment Terms
6.1 Pricing and Currency
All prices are displayed in Malaysian Ringgit (RM) and are inclusive of labour unless otherwise stated. Prices on the website are indicative and subject to on-site assessment where the scope of work differs from the standard service description.
6.2 Payment Methods
Payment may be made by cash, bank transfer, or digital wallet upon completion of the service visit. Our technician will confirm accepted payment methods at the time of booking confirmation.
6.3 Cancellation and Rescheduling
- You may cancel or reschedule an appointment by contacting us at least 24 hours before the scheduled visit at no charge.
- Cancellations made with less than 24 hours' notice may incur a RM 50 call-out fee to cover the technician's travel.
- Refunds for work already completed are not available. If you have a concern about the quality of work performed, please contact us so we can assess the matter directly.
Service-Specific Terms
7.1 Scope of Work
Each service has a defined scope as described on our website. If additional issues are discovered during a visit that fall outside the booked service, our technician will discuss options and costs before proceeding. No additional work will be carried out without your verbal or written agreement.
7.2 Customer Preparation
For the Washing Machine Connection Service, please ensure the machine is accessible and any laundry inside has been removed. For the Whole-Apartment Plumbing Inspection, all wet areas including kitchen, bathrooms, and utility areas should be accessible at the time of the visit.
7.3 Written Reports
For the Whole-Apartment Plumbing Inspection, a written condition summary will be prepared and shared with you following the visit. This summary is intended as a general reference and does not constitute a structural engineer's report or a document admissible in insurance claims without further professional assessment.
Disclaimers
This website and the information it contains are provided for general informational purposes. While we take care to keep content accurate and up to date, we do not make any representations about the completeness or reliability of information on this site.
Our services are provided based on conditions observable at the time of the visit. We do not warrant that a service visit will identify all existing or potential plumbing issues within a property, particularly where pipework is concealed within walls or floors.

Limitation of Liability
To the extent permitted under Malaysian law, Bumi Paip's total liability for any claim arising from a service visit shall not exceed the amount paid for that specific service.
We are not liable for indirect, consequential, or incidental losses including loss of use of facilities, spoiled goods, or business interruption arising from a plumbing fault, whether discovered during a visit or otherwise.
We are also not liable for circumstances beyond our control, including but not limited to pre-existing defects in building materials, concealed pipework deterioration, or flooding caused by conditions unrelated to work carried out by our technician.
Indemnification
You agree to indemnify and hold Bumi Paip, its staff, and any contracted technicians harmless from any claims, damages, fines, or costs (including reasonable legal costs) that arise from:
- Your misuse of this website or our services.
- Your failure to comply with these Terms and Conditions.
- Inaccurate or incomplete information provided during booking.
- Any claim by a third party resulting from your actions or omissions in relation to our services.
Termination
Either party may end an engagement at any time before work commences, subject to the cancellation terms in Section 6.3 above.
We reserve the right to refuse service or end a visit in progress if our technician encounters unsafe conditions, aggressive or inappropriate behaviour, or a scope of work that materially differs from the booking description.
Sections relating to Intellectual Property, Disclaimers, Limitation of Liability, and Indemnification shall survive the end of any service engagement.
Dispute Resolution
12.1 Governing Law
These Terms are governed by the laws of Malaysia, including the Consumer Protection Act 1999 where applicable. Any dispute arising from the use of our services or this website shall be subject to the jurisdiction of Malaysian courts.
12.2 Informal Resolution
If you have a concern about our service, we encourage you to contact us directly in the first instance. Most matters can be resolved through open communication, and we are committed to addressing any issues in a fair and timely manner.
12.3 Formal Proceedings
If a matter cannot be resolved informally, either party may refer the dispute to mediation or, where necessary, to the relevant Malaysian court. The Tribunal for Consumer Claims Malaysia may also be an appropriate avenue for consumer-related disputes.
General Provisions
- Entire Agreement
- These Terms, together with any booking confirmation, constitute the entire agreement between you and Bumi Paip with respect to our services.
- Severability
- If any clause in these Terms is found to be unenforceable, the remaining clauses shall continue in full effect.
- Waiver
- Our failure to enforce any provision of these Terms on a given occasion does not waive our right to enforce it in the future.
- Assignment
- You may not transfer or assign your rights under these Terms without our written consent. We may assign our obligations to a qualified contractor or successor business without notification.
- Notices

Changes to Terms
We may update these Terms from time to time to reflect changes in our services, applicable law, or operational practice. When we do, the updated version will be published on this page with a revised "Last Updated" date.
